Vernice Morris, Luxury Agent

Luxury Is a Lifestyle. Welcome to South Florida.

I’m Vernice Morris — everyone calls me Vee. I help buyers, sellers, and investors move with confidence in Fort Lauderdale — where 300 miles of waterways, new luxury developments, and neighborhood life matter as much as the house itself. This isn’t just a transaction. It’s an experience, curated from first tour to final signature.

How I can help

For buyers. For sellers.
For investors.

Different goals need different playbooks. Choose yours — I’ll show you exactly what working together looks like.

Buy like a local, not a tourist.

In Fort Lauderdale, the right street, canal width, bridge clearance, and seawall can change everything. I narrow the search to homes that fit how you actually want to live — then protect you through inspection, insurance, and closing.

  • 01
Private, neighborhood-first toursWe tour by lifestyle first — waterfront, walkability, schools, dining, and commute — so you fall for the right area, not just a listing photo.
  • 02
Waterfront due diligenceDockage, ocean access, fixed bridges, seawall condition, flood zone, and insurance — the details that make or break a waterfront purchase, checked early.
  • 03
New development guidanceCompare floor plans, HOA, timelines, and developer terms side-by-side, with honest talk about resale and rental potential.
  • 04
Offer & negotiation strategyPricing context from real comparables, clean terms, and a negotiation approach built to win without overpaying.

Sell it like a feature story.

Luxury buyers don’t scroll past great presentation — they stop for it. I launch your home editorially: styled, photographed, and positioned for the buyer who will pay for the lifestyle it offers.

  • 01
Pricing with evidenceA clear pricing strategy grounded in your micro-neighborhood — not a city-wide average — so we create demand from day one.
  • 02
Staging & preparation planA room-by-room punch list, trusted local pros, and small fixes that photograph beautifully and appraise better.
  • 03
Editorial marketingHigh-end photography, lifestyle copy, and a launch that tells the story of living there — on the MLS, social, and to my buyer network.
  • 04
Offers to closing, handledQualify offers, negotiate terms beyond price, and keep title, inspection, and timelines on track to a smooth close.

New developments, seen early.

Fort Lauderdale is building — waterfront condos, branded residences, and boutique projects across downtown and the beach. I track what’s coming, what’s worth it, and what to walk away from.

About Vernice Morris

Professional. Personal.
Unforgettable.

I’m Vernice Morris — known to clients and friends as Vee — a South Florida Realtor® based in Fort Lauderdale with Iconic Realty and Associates. I specialize in waterfront properties and new developments / new opportunities — the homes and projects shaping how this city lives next.

My approach is simple: sell the lifestyle and the neighborhood, not just the square footage. A morning on the Intracoastal, dinner on Las Olas, a dock at sunset — that’s what a buyer is really choosing. I make sure you see it, feel it, and negotiate for it with a clear strategy.

“My clients shouldn’t just find a house. They should arrive at a life they’ve been picturing — and feel looked after at every step.”

Whether you’re buying your first waterfront home, selling a property that deserves an editorial launch, or looking at a new development as an investment, I bring local knowledge, honest guidance, and a calm, detail-driven process.

  • Waterfront & dockage expertise
  • New development access & guidance
  • Neighborhood-first buyer tours
  • Editorial seller marketing
  • Investor-minded analysis
  • Responsive, personal service

Kind words

In their words.

Buying, selling, or investing — the experience matters as much as the outcome. Here’s how clients describe working with Vee.

“Vee didn’t just show us houses — she showed us the life that came with each one. She checked the dock, the bridges, and the seawall before we ever talked price, and we closed knowing exactly what we were buying.”
Rachel M.Waterfront Buyer · Las Olas Isles
“She launched our home like a magazine feature — the photography, the story, the pricing. We had strong offers within the first two weeks, and a closing that felt genuinely effortless.”
David & Lauren S.Sellers · Rio Vista
“I came to Vee for one new-development reservation and stayed for the honesty. She walked me through the HOA, the rental rules, and the exit strategy with real numbers — no pressure, just a clear plan.”
Marcus T.Investor · Downtown Fort Lauderdale

Fort Lauderdale lifestyle

What Fort Lauderdale
is known for.

Nobody here buys square footage alone — they buy the water, the beach, the dining, the schools, and the Saturday their dog gets to swim. These are the landmarks and everyday details that decide where my clients choose to live.

Fort Lauderdale Beach

Miles of public beach with golden sand and a pedestrian-friendly promenade lined with hotels and cafés — swimming, sunrise walks, and beachside dining, woven into everyday life.

Riverwalk Arts & Entertainment District

Bonnet House & Hugh Taylor Birch State Park

Bonnet House is a historic estate of art and gardens — a glimpse of Old Florida. Next door, Hugh Taylor Birch State Park offers trails, kayak rentals, and a freshwater lagoon in the middle of the city.

Who lives here

Three Fort Lauderdales, one city

  • Young professionals — Flagler Village & Downtown: walkable, urban, and energetic.
  • Families — Coral Ridge, Victoria Park, and Rio Vista, plus nearby Weston, Parkland, Coral Springs, and Cooper City.
  • Retirees & second-home owners — waterfront and beachside pockets built for an easy, active life.

Dog-friendly — a real differentiator

Canine Beach & 110 dog-welcome parks

Most of Broward’s beaches don’t allow dogs — Fort Lauderdale’s Canine Beach is the exception: the only beach in Broward County where dogs are legally allowed, a 100-yard stretch between lifeguard towers 15 and 16, near Sunrise Blvd on A1A. Designated morning and evening hours change seasonally, so check the city’s current page before you go; an annual permit is required for residents, with a maximum of three dogs per owner.

Since November 2024, leashed dogs are welcome in all 110 city parks. Off-leash favorites include Holiday Park’s dog park — fenced, with a shade pavilion and dog washing station — and Snyder Park’s Bark Park, with separate large- and small-dog areas, agility, and a lake for swimming. Riverwalk Linear Park is the scenic on-leash walk along the New River downtown. Dog owners gravitate to Victoria Park and Coral Ridge, minutes from Canine Beach and Hugh Taylor Birch State Park, and to Rio Vista for New River frontage walks.

Golf & club life

Fairways & family clubs

Coral Ridge Country Club anchors family club life in Coral Ridge — junior golf and tennis lessons, outdoor movie nights, and pool parties — alongside private clubs and public courses across the area, including the championship Plantation Preserve Golf Course in nearby Plantation.

Courts across the city

Dedicated pickleball courts at Holiday Park (1150 G. Harold Martin Dr) and courts at George English Park (1101 Bayview Dr), plus Hagen Park in Wilton Manors — one more reason active buyers love these neighborhoods.

Family life

Neighborhoods families choose

  • Coral Ridge — top-rated schools, country club living, and a strong family community focus.
  • Victoria Park — historic homes and family-friendly streets around Holiday Park.
  • Rio Vista — family-friendly, with A+ schools per Niche and low crime.
  • Harbor Beach & Lauderdale Harbors — beachside family living with parks and schools access.

Restaurants & nightlife

Where the city goes out

Las Olas Boulevard is the restaurant row and nightlife heart of the city. Flagler Village adds its own restaurants, cafés, and nightlife venues — one of Fort Lauderdale’s most energetic neighborhoods, and a magnet for young professionals.

Schools

Know before you offer

Broward County Public Schools is among the largest districts in the US, with roughly 250,000 students. Highly regarded options families ask about:

  • Elementary — Bayview (A-rated), Virginia Shuman Young (Montessori magnet, competitive admission), Harbordale, and Walker.
  • Middle — Sunrise Middle (IB program) and New River Middle.
  • Private — Cardinal Gibbons High School (Catholic, Coral Ridge area).
  • High school — the top-rated public options are mostly in nearby suburbs: Cypress Bay in Weston and Marjory Stoneman Douglas in Parkland.

Always verify first: school zones vary block by block. Confirm the exact school assignment for a specific address with the Broward County Public Schools School Locator before making an offer.

Common questions
Ocean access (no fixed bridges vs. fixed), canal width and depth, dock and seawall condition, flood zone, and insurance costs. I check these before we fall in love with a house, so there are no expensive surprises later.
New developments offer modern finishes, amenities, and lock-and-leave ease — but timelines, HOA, and developer contracts need a close read. Resale waterfront often wins on lot, dock, and location. We’ll compare both honestly for your goals.
Price to your micro-market, prep what photographs (light, declutter, small repairs), and launch editorially with a story buyers remember. The first two weeks matter most — we plan them before we list.
Yes. I do video tours by neighborhood, not just by house, so you feel the streets, the water, and the lifestyle before you fly in. Then we shortlist for an efficient in-person visit.
